Electrical Testing for Landlords and Tenants (EICR) and PAT Testing.
Electrical Testing for Landlords and Tenants (EICR) and PAT Testing.
At Keith Gunn Electrical Solutions, we have a long history of ensuring Edinburgh's commercial and residential properties are legally compliant by performing mandatory EICR and PAT electrical testing. By inspecting your electrical systems, we can ensure whether they are in good working order and if additional steps are needed.
What is an EICR and PAT testing?
Keith Gunn Electrical Services offers two important electrical testing services, namely EICR and PAT testing. We offer fire alarm and emergency lighting certification. We can either carry out a fire alarm verification certificate on existing systems to ensure compliance with the regulations or we can provide a fire alarm installation certificate when we install new alarms. With emergency lighting, we can carry out a full-duration discharge test which involves switching the emergency light off to check that the battery back-up supply lasts for the required duration.
An EICR (electrical installation condition report) involves conducting test readings and inspecting the condition of an electrical installation to determine if it is in a satisfactory condition for continued use.
PAT testing (portable appliance testing) involves inspecting and testing the condition of portable electrical appliances like kettles, toasters, and irons. Performing PAT testing can help prevent costly breakdowns and accidents, allowing us to performing necessary maintenance on equipment.
When is an EICR Mandatory?
EICR electrical testing can be helpful for landlords to remain compliant with safety laws and must be performed every 5 years or at the start of a new tenancy.
If you are responsible for a commercial residence, there are numerous safety regulations you are required to follow and getting an EICR may allow you to remain compliant.
When is an EICR recommended?
Renovating your property is another instance were performing an EICR is recommended, ensuring your electrical system can handle the extra load.
Keith Gunn Electrical Services also recommends residential clients carry out an EICR every 10 years.
When should you get a PAT?
It is also recommended to have a PAT test every 2 years to ensure the safe working condition of your equipment. Keith Gunn Electrical Services has a team of qualified electricians who can carry out these tests for you.
